Site work including rough grading and final grading is our most common work. Why? Because whether we're doing backfill, demolition, driveway, excavating, land clearing or tree removal there's usually some grading work involved.
What Goes Wrong When Grading Is Done Badly
Those items above aren't a scare list. Each one is a specific, predictable result of water ending up somewhere it shouldn't. Here's how they actually happen:
Water draining toward the building. If the grade falls toward your house instead of away from it, every rain puts increased strain on the foundation. Over time that leads to foundation cracks and a wet basement - and fixing a foundation costs many times what grading it correctly would have.
Areas that never dry out. Bad grading leaves low spots that don't drain and stay water-logged. It's hard to grow grass, trees or any vegetation in ground that's saturated half the year, so you end up with bare, muddy patches that don't respond to seed.
Mosquitos. Standing water leads to mosquito infestations, because mosquitos breed in standing water. A yard with two or three spots that hold water after every rain is a yard you can't comfortably use in the evening.
Soil erosion. Water moving across a site faster than the ground can absorb it takes the topsoil with it. You lose the good soil first, and the ruts get worse each season.
Trouble with the neighbors. If your grading sends water onto a neighboring property, that becomes their problem and then quickly becomes your problem. These disagreements have a way of escalating well beyond what the original fix would have cost.
Environmental liability. Improper grading can cause an environmental impact you could be held accountable for. Runoff that reaches a stream or a wetland isn't just a neighborly issue - it can mean fines.
The wrong grading can undo a project and cost thousands of dollars to correct. That's why we'd rather spend the time getting it right up front.
Rough Grading vs. Final Grading
Rough grading shapes the site - moving the bulk of the dirt to get elevations, slopes and drainage close to plan. It's the stage that determines where water will go.
Final grading brings the site to finished elevations and smooths it out ahead of topsoil, seeding, sod or paving. It's what makes the result look finished, but it can only work with the drainage that rough grading established.
You need someone who knows how to do proper grading and has the equipment to do the work correctly. Someone familiar with run-off and drainage issues, and familiar with environmental rules. Not just someone with a machine who can make ground look flat - flat and correct are not the same thing.
