What Can We Do For You Today?

A piece of land can look perfect from the road and still be expensive to build on. The things that drive the cost - rock close to the surface, how water moves across the property, where a driveway can physically go, how far utilities have to come - usually are not visible on a walk-through, and they are almost never mentioned in the listing.

We have been doing site work in Middle Tennessee since 2000. That is a lot of properties, and a lot of situations where somebody found out after closing what the dirt work was going to cost.

Land consulting is a paid service where we walk a property with you before you buy it and tell you plainly what we see.

What We Look At

• Access - where a driveway can realistically go, what the grade would be, and what it would take to get equipment and eventually a concrete truck onto the site
• Drainage and water - where water comes from, where it goes, and whether a building site can be kept dry without fighting it every year
• Rock and soil conditions - what we can tell from surface indicators and the surrounding area about what is under the topsoil
• Terrain and buildable area - how much of the parcel is genuinely usable, and where a house, barn or shop would sit best
• Clearing - how much timber and brush would have to come out, and what that means for cost and for what the property looks like afterward
• The site work budget - a realistic range for what it would take to get the property from where it is now to a buildable pad

Why This Is A Paid Service

This is different from an estimate. When we quote a job, we are pricing work you are hiring us to do, and there is no charge for that visit.

Land consulting is the opposite: you are buying our judgment, not our equipment. Often the most valuable thing we can tell you is that a property will cost far more to develop than it appears - and that advice is worth something precisely because it might talk you out of a purchase, and out of hiring us.

Because of that, we charge for it. The fee depends on the size of the parcel, where it is, and how much detail you need. Call us and we will tell you what it would be for your property before you commit to anything.

If you go on to hire us for the site work on a property we consulted on, tell us - we will take that into account.

Who This Is For

Most of the people who ask for this are buying rural or wooded acreage and intend to build - a house, a shop, a barn, sometimes a small development. Some are comparing two or three parcels and want to know which one is the cheaper build. Some have a contract in hand and a short window to do their due diligence.

It is also worth doing if you already own the land and have not touched it yet, and you want to understand what you are working with before you start spending.

What You Get

We walk the property with you, or on your own if you cannot be there, and then we tell you what we found - the problems, what they would cost to solve, and whether we think the site work is straightforward or difficult. If you want it in writing so you can share it with a lender, a builder or a spouse, say so when you book and we will put it in writing.

What we will not do is tell you what you want to hear. If the property is a good build, we will say so. If it is going to be expensive, we will say that too, with the reasons.

If the land does check out and you move forward, we can handle the work itself - clearing, excavation, grading, the driveway and the culvert - so you are not starting over with a contractor who has never seen the property.
