Wash-out. When the rains come after land has been cleared, the cleared ground can wash out - there are no longer trees and shrubbery slowing the water down. What was stable ground under cover can start moving the first heavy spring rain after clearing.

Grading. Clearing changes how water moves across a property. Some people have created their own nightmare because the way the property was cleared now sends damaging water toward their house. Clearing and grading need to be thought about together, not one after the other.

Protecting your neighbor's property. Look out if that water heads toward a neighbor's house and causes damage. What started as your clearing project becomes a dispute, and sometimes more than that.
